After a month of fiascos the new realtor connected us to a local lender that was able to close in 2 weeks with a lower rate and less than 1/2 the lender fees.My takeaway is that Luke and Avery are incredibly successful and intelligent, but I wouldn't use them unless you're a big fish and can get the VIP treatment.

We have many restrictions for breed and size and we have higher minimum criteria for a tenant with a dog.We limit total pet count to 2 pets regardless of type (no fish allowed) all pets must be declared and approved by us.No pet rent or extra deposit on cats, both pet rent and extra move-in fee for dogs.In general, I recommend you come up with a reasonable pet policy that you can live with and allows you to rent to some pet owners.# no smoking ?

Others have already mentioned advertising a property without legal title, see what the FTC has to say about that as well as state RE departments.And, as Jay mentioned, some states aren't acting on the wholesaling matter, doesn't mean it is ignored, it could be they have bigger fish to fry and are under staffed.
