(I read on another posts that if the fire damage is deeper than 1/8 inch then it needs to be replaced but who confirms that and what is the process of having that done)     -Also, how much extra do you pay to get rid of the smell (i.e., Kilz, Ozone Generator, cleaning solutions, etc.)?

It depends on the well , if its a 4 inch drilled well it could be as simple as filling it with bentonite clay . if its a 3 or 4 ft hand dug well that has to be filled with dirt .

In super perfect happy world, the plumber installed unions on both pipes right above the heater, so you can just unscrew the unions, pull the heater out a few inches, unscrew the pipes off of the top of the heater, and you're done.

I just sold a house where the appraiser said the porch railing did not meet fha guidelines because the gaps between railings were greater than 4 inches, it was not a huge deal but a big pain...however if I had been a motivated seller something kike could have potentially killedthe deal....so fha is a great option but just be prepared for some bs repairs that need to be made before bank funds it.
