I currently have 2 properties, and I want to take advantage of filling up 8 more properties that would qualify for traditional refinancing, in case I wanted to leverage it down the road.IF I have exhausted my 10 cap on traditional financing, and if I had some money left, I would put a down payment on a large multi-family and use the money flow from the smaller units to pay off the large multi-family faster.This is pretty much my 10-15 year plan, just expiated.Just as a disclaimer, I am NOT a financial advisor, nor am I strategist in building a real estate empire.

it sits on about 1/3 of an acre not far from lake ontario (no frontage)  I think it needs about 20 k of work and could sell for between 95 and 115 after repairs which i believe (not having seen photos yet) to include new counters, maybe refinish cabinets, a new cook-top, a new exhaust hood or microwave, new flooring throughout, paint, wallpaper removal, a couple intereior doors and screen doors, lighting fixtures, bath vanity and im sure a few other things.

I think it will profit those with enough financial muscle to withstand the gestation period of the investment.....I really will not want to wake up in 2018-2020 with regrets...why didn't I but when it was 2015!!!!

You definitely won't have many issues with your paint job, it's mildew resistant.....releases moisture...can withstand high heat and uv protection.
