I have a relationship with a local GC who is a bit more expensive than some others might be, but I do have a trustworthy relationship established with them.

I do not tell the other tenants about it, but I did tell one tenant because he does side work for us and is very trustworthy.

I've never seen this happen, but it can, so you need to be cognizant of that.The big thing is getting someone to trust you enough (and being trustworthy enough) that they will allow you buy the house while leaving them on the mortgage.

The last thing a real estate investor needs is to be involved with companies that are not trustworthy.

Many sellers or tenants are not dishonest, but they are not trustworthy.  

Have experienced and trustworthy Team members that you can count on.  

My third is to buy a condo I just want to stop paying rent and move into something that I can call my own, and after a year move out of this condo rent it out (hoa allows rentals in the area I'm looking)And move in with my inlaws for one year using my jobs income to save up for my next property or that duplex .Meanwhile the condo is rented out to a trustworthy tenant , i have money in reserves for hiccups And vacancies plus, the year that I'll be staying with My inlaws I will only be paying 500 a month..which is better than the 1500 I'm paying in rent now.

I have not sold anything yet, so I don't have any trustworthy buyers.

This means having capable, trustworthy commercial brokers on your side during preparation.

The biggest hurdle most would have is finding a trustworthy team, but you happen to luck out in that department.
