The problem is that litigation is lengthy and expensive (especially in California).

With rent control super long tenancies are maybe not ideal but I would not mind it with this tenant, she is very nice and has pretty much the best financial profile of any tenant past or current.So Kimberly, after a lengthy string of rejections my leasing luck turned around and yours will too.

Until I am as good as Account Closedin handling the potential frustration, I don't realistically send them the Notice to Quite the very day the rent is overdue.

The only difference is the fact they didn't ask for a lengthy lease.

If you can put this under contract with a lengthy option, you might be able to shorten the realization period by a year or more.Good Luck!

Hammond already stated it is a very lengthy and risky process and involves lots of study and homework before even considering taking possession. 90% of it involves detective type work investigating and find out if there are any heirs,  beneficiaries, trustees, relatives neighbors or any other parties that may have any sort of equitable interest and said property.
