Elizabeth Colegrove I think the reason you seem to be getting some conflicting guidance here is because the answers you are getting may not be "Homepath specific".I browsed through the Homepath lending guidelines at some point and believe IIRC Homepath criteria for a "Homepath loan" will allow 10% for investors on SFR.

I've been browsing on it for a few days and this feels like a great community of experts and investors. :)I'm looking to purchase a rental property to invest for cashflow, all cash, around $70k, for $1000-$2000 cash flow/month, in a safe neighborhood.
