Some thoughts on Storage as we own some and are putting some ground up 3 and 4 story infill deals together currently:There is consolidation going on with larger groups strategically buying off some of the "mom n pops" with that, these large owners have VERY professional management.Storage has become an Internet search and SEO game more and more, and the big REITs have armies of analysts that spend all their time managing the search marketing efforts.If you are going to invest in a deal, I strongly recommend you get a larger management company, large regional firm at minimum to manage the property and internet marketing efforts.Locations is very important, you should be very convenient near other retail uses, BUT you do NOT have to be MAIN and MAIN due to most customers initially finding their facility through mobile and internet searches.There are plenty of areas overbuilt, but also plenty of under supplied areas, the critical analysis is within that 3 mile radius.

So it might not be the case in your area but if you are planning on moving with the Army any time soon, its something to be aware of, and make sure you talk to a local tax professional because even the local PM's didn't know what to do as far as that tax was concerned it wasn't until I spoke directly to the FTB that I got an answer.

@Daniel Smith first off you excel at sales .. top producing RE brokers in your area I am sure are knocking down 500 to 1 million plus.. and who knows you could get a TV show.plus you will learn the rules of the road and terminology etc and you wont have to go fishing for it on BP.. take the course learn the industry then hone in on what you want to do.. but sales is a great gig and a high paying one.. and its a career you put 10 years in and you will do all your business for the next 40 years by referral.. also look there is one Commerical broker on this site Joel Owens check in with him.. that's were the big money is made.. get on with a commercial brokerage put in your dues and start making 50 to 250k pay checks don't get sucked into thinking there is a career in wholesaling.. unless you want to create an army underneath you its a tough way to go.
