I'd have love to have bought it, but the rents wouldn't come close to covering the mortgage and I'm not in a position to supplement the difference until I could cash in.

To begin with, I am not seeking cash flow to supplement my own cash flow, but to be reinvested towards future property purchases. 2) Long term I would really seek to own a fairly large portfolio of rental properties (Single and Multi-Family) that will initially replace what would be my wife's income and then potentially mine down the road.

I guess my ultimate goal would be to be able to go down to part time at my current job as a nurse practitioner and supplement my income with passive cash flow from my assets so I can eventually spend more time with family and have more freedom.

I'd rather leave the properties that need a lot of work to the house flippers (and even those seem to be selling at 177k), I'd prefer to not start out with a huge monthly expense while coaxing a house into positive cash flow with supplemental money, and putting half or more down will make getting started like trying to drive with the breaks on.

Once I list my rental, my lender will write me a check for the 20% that I had put "in" my deal and I use those monies to move onto my next deal or to supplement my bank account.

So now I am able to rent out my old home, live in a new home, and supplement the rent in the newer, nicer home with built in, pre-screened tenants with a strong verifiable payment history.
