Keep it up long enough and you will find one.It sounds like your duplex is too big for you if you have extra space to rent out in your own unit.I suggest that you go find a tiny apartment or efficiency somewhere for yourself and then rent out the entire duplex.

What we need is new homes under 350k and that is just not possible, so existing inventory is bound to appreciate.At least medium sized homes are doing much better than the tiny, cheap ones and they are a good basis to remodel and will appreciate accordingly.

@Manan Shah- thanks - good for you to have a tiny loan left on the rental property ....if you dont plan to buy any other proeprties - leave the rate / loan alone and pay it off as quickly as you feel comfortable with...getting a different loan will have the same int/ prin split that you describe plus any refinance costs would be high ...also - many lender will not do a loan this small 2) if you have ample funds - pay it off 3) if you plan to buy additonal properties and want to use this equity to help buy more properties - you might consider getting a HELOC in place for as much as you can on the property so you can utilize this equity in the future as you need it
