The more complex it gets can confuse investors and also invite some syndicators that might not be completely above board in their dealings.Example: The syndicator creates a process so complex that they try and tilt overall returns in their favor and take away from the passive investors over time through manipulation and complexity.There are so called syndicators out there selling information and courses or not even being the syndicator but a figure head for the deal bringing in some capital.

I've got a daughter not much older than you that signed up with a temp agency and went from working crappy hours at a gas station to a full time position in an attorney's office that deals in foreclosures.

In other words, there are so many stupid americans that can easily be manipulated in to taking up a cause for those who actually hold them down and can't realize what is actually in their own best interests.Just as an example, some poor shmuck who didn't have health insurance because the premiums were so high, picking up the banner for health insurance companies to repeal the health care changes.....easily manipulated by the man....laughable!

In the event of sub zero temps (in our market) we walk through each vacant unit during the cold snaps to ensure pipes are not freezing and heater is functioning.

Bet we could save money just adjusting the water heater's temp relative to the outside temp.

J Scott,I don't understand what you mean about recent interest rate manipulation.

As such, I think it is necessary to figure out ways to manipulate debt away from yourself and onto someone else.  

My experience with the Township has been horrendous starting with first obtaining the temp CO to purchase, down to them wanting to charge me for the property being vacant prior to me purchasing. 

Just wanted to add to this that we rent single family detached, and we email tenants about cold weather requirements, how they should never turn the heat off in the winter, even during short vacations, remind them that our minimum heat setting in cold weather months is 59 degrees (in our lease), that they should leave cabinets and doors open to any pipes (laundry, sinks, etc.) that are near exterior walls to ensure heat reaches them if temps are going below freezing, and make sure they keep walkways clear and safe.  

They do exactly what Realtors do, without a license by manipulating the contracts they use under accepted practice of assigning contract rights.
