Included in the definition of a passive activity is any rental activity, regardless of the taxpayer's level of participation.A taxpayer who meets the qualification of a real estate professional under Sec. 469(c)(7), however, overcomes the presumption that all rental activities are passive.

I will continue to serve the community, reach back to uplift others and help students overcome obstacles that I have overcome or point them in the right direction.

You can be average or you can be better, and better investors overcome hurdles.

There are a few that utilize things such as AirDNA to assist with that, but generally seeing that proof is a good way to overcome that as the lenders that do that will usually do an 80-90% cut on what AirDNA says.I have some clients that will do a 12 month stabilized bridge at 70-75% of the new value to get out of the 'Construction' or rehab bridge and still get some cash out while they are making money on the STR income. 

Having that helps me find more fulfillment in what I do and helps me overcome the hard times at work, investing or just in general.
