It depends who you know and if you have a proven record of monitoring the loans you lend out. 

Don't understand why the investor line is not staffed or monitored, so anyone wanting to get in touch, use the investor packet sign-up route.

I know they are expensive, but you could install 2 of them so you could monitor where the water is going and then use Ratio Utility Billing System (RUBS) -a method of calculating a resident's utility bill based on occupancy, apartment square footage, number of beds, or some combination of factors, to bill them back for the water. 

If you have the judgment in place, and their status is monitored by an Attorney or Collection Agency, at some point you MIGHT start seeing payment.

Just something to be mindful of when monitoring how they are handling your accounts.  

Thank you everyone for your advice, I have started working with a realtor to begin monitoring properties as they enter the market.

They'd be in my circular file after this kind of performance, and I'd have no interest in monitoring them to see if they somehow miracously "improve."

Monitor the condition of the property.

He was OK, but the stress of owning the property and not being able to see and monitor it was not great.

So for my Indianapolis investors I have family that live in Indy that can assist with monitoring my projects but I am seeking referrals for contractors in all trades (General, HVAC, plumbing, electrical) realtors, etc.
