I will likely get around to the spreadsheet ha ha, but in the meantime, I think I will go with the small pad above the pass through fee for supplies, etc. 

I guess anybody that's buying in Mishawaka is buying via Roofstock ha ha....In term of Roofstock, just think it is like a car dealership.

The property is a townhouse style duplex, 3 beds on each side and 1300sq ft, if that provides any additional perspective (not sure that it does, but I guess better too have too much info rather than not enough ha).Any perspective would be helpful.

Given these constraints, I am thinking that we shoot to get a brain trust of people together first and have some online dialogue rolling, so when we meet were more than a bunch of strangers in a room ha. 

I prefer to use the other people money and not worried about debt on the invested properties.Ha - ha.
