If you wait until tax time, your family will disown you :) The key thing is to ensure you are tracking everything.One you are recording everything, then find yourself an accountant who can advise you on how to tweak/alter your recording to facilitate reporting, forecasting/budgeting, taxes, etc.

A real estate sales license does not enable that licensee in CA to create or facilitate loan docs.Lastly, what if the buyer fails to perform, causes damage to the home, and you end up going over a year without monthly payments (which in CA can easily take place, ask me how I know!).

Points/origination fee is paid at closing and ONLY to the title company Escrow company or closing attorney who ever is facilitating the close NEVER EVER directly to the broker or lender. those are all scams full stop.

I also facilitated these deals because I worked out terms to get it sold.. the other brokers would just take orders from the clients I would sit down with them and explain the benefits of owner finance.. and that I could get them more money for the property than listing with another broker who only offers the property for cash..
