With water it can be 100 different things.If you can demonstrate the leaks to the water department they will usually do a bill correction adjustment for most of the leakage. 

Since there was no QI and no 1031 documents you'll have a tough demonstrating that you didn't have constructive and actual receipt of funds.  

There are so many animals that need homes, and as long as a pet owner can demonstrate responsibility for the pet while maintaining the condition of the property, allowing pets is a win win for both the landlord and the tenant.

It's not enough for us to simply vote write our congressman and attend demonstrations though we have to find the solutions and implement them whether it take months years or decades.

What is critical is how you can demonstrate that your intent when purchasing and owning the property was to use it for productive use.  

If you hired someone to do their job, maybe check in with them a lot at first but once they've demonstrated they can handle the work - piss off and let them do the job they were hired to do.

I'm also a strong believer that if your provide the tenants with a property demonstrating good care, they will be more apt to maintain it in good condition.So, while our return on investment may take a little longer than some of our neighbours, we are fully rented save for one unit which just came available (after three years) despite the fact vacancy in our are has risen from ~3.4% to ~8% in the past three years.
