If you browse the bp forums, you can easily find stories where contractors have ruined projects for their client or the stories about tenants from hell.

Up here in Cache Valley, it's much more browse-able.Your agent is correct that it is standard to ask for a due diligence contingency which provides for a no-explanation cancellation.

In the past 30 minutes I have enjoyed browsing through all the posts.

I stumbled up on this website while doing my research and since then haven’t done anything else but browse this site.

Just doing a quick browse it looks like a 4br place somewhat near the lake is typically priced around $600k - $1M (those rocky shores ones you mentioned are $600k and they seem to go up from there).At those purchase prices $50k - $75k (on the high end) are really pretty poor returns that will likely not cash flow for someone buying at those prices. 

I've only been in BP 4 days, browsing the forum soaking up what I can.My investment strategy starting out will be wholesaling.

I do bring this up a lot, but due to the number of opinions on the matter many browse past this concept.
