@Ray JohnsonI don't know how you get better fundamentals than Fountain... its close to Lilly, right on the awesome bike trail, the square its self is hoping with businesses, and you can walk in 5 minutes almost into the downtown.

If the market is dropping by 1 percent a month then it might not be a good idea to lease option as if they don't buy you now have to sell for a lower price.If trends show going up then you could get more in the future if they default.A local broker should be able to show you a trailing 12 month to 3 month status report on similar sold's to give you a history.

Stalk them on social media, call employers, previous landlords (not current), follow up every lead, and zealously chase trails of smoke to see if there is fire.(2)  Insurance:  This is water under the bridge, but I'll bet the increase in premium you would suffer switching to a more expensive carrier for 24 months would be MUCH LESS than what you paid for the roof.
