It's a bit of a coin flip regarding current tenants.

I have 120 units, plus various keys for common areas, coin-ops, etc.

Largest problem is only 2 elementary schools, one good, one horrible (at least according to rankings info I can find), so it's basically a coin-toss for your kids (I have 1 in elementary, and another that will be in K in 2 years).

It is a misconstrued "law of averages" that you are counting on.Do you really think when you flip a coin 16 times and all 16 times it landed on "heads" that you have more chance now that it will be "tail" JUST because it landed on heads so often?

I have unfortunately seen the other side of the coin that a lot of people don't talk about when trying to "scale quickly". 

One strategy that I'm aware of is utilizing coin-operated washer/dryer to offset some electric/water costs.

On the other side of the coin, I do want to mention that in my particular market in San Antonio, TX, the market is still very hot, so properties that a buyer may be interested in go quickly, often within 24 hours of listing.
