There isn't always a loss with a Chapter 11, often times with real estate it's strategic, and a chapter 11 is only for businesses where no debt is discharged, that's the complicated part to explain to an underwriter.

The value add potential - increase rents strategically since they are currently under market value- create additional revenue streams like an affiliate program partnered with a local business that will offer my tenants a service and I'd receive a referral amount- continue to analyze the revenues and expenses to improve NOI (i.e. hire professional property manager)This is not a home run deal, but the goal here is to get started and get my feet wet in investing.

There will be 2 major keys to this, 1st is sourcing solid direct buys that have very strong rental income ability and are in some state of disrepair/issue that provides equity growth potential. 2nd, making a good strategic partner to do the repairs/ renovations who is damn good at it, very experienced, has everything to keep costs as minimal as possible such as is licensed contractor with employee installers, etc.

They were asking 350 and it was on the market off/on for a bit, but I used a VA home loan and bought it for 295 (they accepted 285, but my lender and REA helped me strategize putting the price at 295) and the seller even offered some money toward closing.

In fact I would argue both those communities would probably like to see the elite (for the lack of a better word) who have been so indifferent to them go bust.Morally the bailout of SVB was repulsive but also strategically a blunder if your objective is to give more Americans opportunity and make America strengthen our country for the future.
