All modifications are at the expense of the disabled person, and the disabled person must agree to restore the premises, at their own expense to the pre-modified condition (provided the modification would affect the use and enjoyment of the premises for future residents).We require:Written proposals detailing the extent of the work to be done.Written assurances that the work is to be performed in a professional manner by a licensed/bonded contractor.Written approval from the landlord before modifications is made.Appropriate building permits and required licenses made available for the landlord's inspection.A restoration deposit may be required per Fair Housing guidelines.Start of Lease Agreement:No rental property will be held vacant for more than two (2) weeks, unless approved by Liberty Management, Inc.Residents moving in before the 20th of the month pay prorated rent for that month, for residents moving in on the 20th or after they will need to pay the prorated rent and next month’s rent at move-in.Vacant Homes --- Liberty Management has a policy that all leases will begin within 14 days of application approval or Availability date whichever is later.

If the landlord does not adequately remedy the breach, or use his or her best efforts to remedy the breach within 48 hours, except a Saturday, Sunday or legal holiday, after it is received by the landlord, the tenant may, in addition to any other remedy:    (a) Procure reasonable amounts of such essential items or services during the landlord’s noncompliance and deduct their actual and reasonable cost from the rent; (b) Recover actual damages, including damages based upon the lack of use of the premises or the diminution of the fair rental value of the dwelling unit; (c) Withhold any rent that becomes due during the landlord’s noncompliance without incurring late fees, charges for notice or any other charge or fee authorized by this chapter or the rental agreement, until the landlord has attempted in good faith to restore the essential items or services; or (d) Procure other housing which is comparable during the landlord’s noncompliance, and the rent for the original premises fully abates during this period.

We had to take the entire end of the house back to the studs (even the insulation smelled of smoke); prime and seal all of the framing and cladding (employing a primer used by fire restoration contractors)  and rebuild.

My lease states (removed the parts not at all applicable):Deductions:(a) damages to the Property, excluding normal wear and tear, and all reasonable costs associated to repair the Property;(b) costs for which Tenant is responsible to clean, deodorize, exterminate, and maintain the Property;(f) unpaid pet charges;(q) cost to restore walls, flooring, landscaping or any alteration to the Property not approved in writing by Landlord; and(r) damages to the Property caused by smoking, including but not limited to stains, burns, odors, and removal of debris.Here's a photo of one of the door frames, for example.
