Sorry, but it's true (I have an 18 year old son, and his vision, goals, future changes every 5 minutes). 

(And realistically I'd probably need closer to $40K down.)I don't see how investors can accumulate a large number of properties without finding massive amounts of cash elsewhere.What am I missing in my vision here?

It's a grand vision. 

It’s difficult to do when you have this vision and dream for the life style you want.

Personally, if I were to have the vision of scaling larger and quicker, I would show the strong balance sheet.

It's easy to get tunnel vision on one property because it's there and available now, but you've got to be able to take a deep breath and stick to your principles.

Leaders provide the vision, influence and inspiration needed to achieve a mission or goal.

Here it is by the numbers...13,988 leads loaded into Datazapp; from that 4,708 phone numbers generated; of those 1,858 vm's were left with the Lead Machine; from those 205 people called back; not counting the angry vm's and "stop calling me texts", I received 1 vm lead, and they had their house listed for full retail on the MLS.This little experiment put me out about $1500 for the annual membership and all the peripheral purchases for Datazapp and the RVM calls.I promise $1500 of direct mail will land me a minimum of two deals.

It seems maybe more you would have more success seeking out a partner that believes in your vision?
