Hi,I am a landlord and I have 56 units in Pittsburgh, PA and I often come across scenario that tenant leaves without paying rent or I evict tenant, get judgement but can't collect the rent.

Between the credit score/background check and their pay-stub, I am able to make a pretty good judgement.

Here is what I have so far:- ID- Landlord reference (current and previous)- Paystubs (to prove 3x rent)- Refundable deposit Screening:- Eviction check- Judgement check- Background check (TBD)

Thus, I try to stick to the facts of what is occurring without making judgement on intent.And, yes, you may be right about rehabs... that would be nice, if the mice are scurrying because the overall neighborhood is improving.

To my surprise in May 2019, I receive a default judgement from the City of Chicago for uncut weeds and a fine of $1240; I was shocked - why was I getting this now when I sold the property more than a year ago and more so when I paid $80 a month in landscaping fees to Elite Invest.

Today I received notice of a default judgement, since nobody ended up appearing on my behalf.On top of all of this, I just received another notice in the mail from the City of Taylor.

Honestly I just dont like to see people with money just throw it away because of poor judgement.  

Then, the LLC provides zero protection for you when a court judgement exceeds your insurance policy limit.

It may also alienate some otherwise good prospects so use your judgement as to whether or not this is benefical to you in your market.On the flip side, if you're corralling all of your people into one single showing, why not just let anyone who is remotely interested show up?

Your tenant showed poor judgement letting this person move in.
