My wife used to be a trainer for Floyd Wickman she trained hundreds of agents over the years how to get to the next level.there are very specific sales techniques that work for real estate learning them and using them is critical to making the bigger dollars in the industry.Myself I grew up in it and I learned at the weekly meetings with 20 and 30 year veterans and we would just round table scenarios and the things I learned on objection handling and how to set a client up to be closed was the key to my success in my early days of working at the street level.

The $30/sf for the 'full gut' is the most expensive value the contractor provided which implies to a newbie that it's a 'worst case scenario'.So newbies will make an offer using the $30/sf thinking they have everything covered because they used the 'worst case scenario' rule of thumb.Once the newbie gets the property under contract and invites the Facebook contractor out to bid the project, the Facebook Contractor's bid is $50/sf+ because the property needed a new roof, new windows, new HVAC, new electrical, & had foundation issues that weren't included in the original 'full gut' scenario.So again, I ask do you really know what scope of work included in these quick rules of thumb?

@Brooks Gagnon, as others seem to mention: cash is clearly less risky and since you have it sitting liquid, the implied nature is you don't have anywhere else to put it, anyways.

Just as the name implies, a promissory note is divided up among its principal, interest and amortization into sub-note obligations, the different parts constitute the whole note obligation.This allows multiple lenders to participate on one loan, it is secured by a deed of trust or mortgage and doesn't require multiple filings or priority of liens as a first, second, third mortgage would require.
