But I'm sure glad it's scaring away some folks on the coast :) Taxes are truly crazy though. well when the foundations happen to you then your opinion changes.. but its not only Texas other markets have foundation issues.. but those can be real problems if it happens to one of your assets it can wipe out a year or multiple years worth of cash flow no doubt.the other passive investment for those with decent SIDRAs are notes great performing notes.. when well chosen these are passive as well.

I could have chosen any of the three methods when I started (or many more), but flipping for better with my market, skills, interests, goals, experience, etc.

The simple answer is money; there is A LOT of money in the 401(k) mutual fund business.This is another reason I have chosen real estate & not RE through self-directed 401(k) investments either.

They are special permit matters.If your hopes are to be the greatest slumlord there are threads on the aspects of that thinking here on BP, I suggest you read up on social responsibilities, how cities and government view such operations and the efforts they go to in ridding those operators from their chosen profession, much the same way as the ones renting that trailer I mentioned by the hour. :) While there may be some slumlord RV parks around, this idea is more about setting up a REALLY NICE place for people to stay on vacation, in a healthy, safe location with a little novelty.
