You just need to amend and give proper notice since you can change the lease every x days with proper notice.Or you can ask the tenant to sign a new lease with new clauses deposits terms and duesIf they disagree with the stipulations or the raises or additions deposits then you or  the tenant can give notice to vacateIf everyone pays on time and if you inspected and the units are clean you may want to rethink losing good tenants. 

We've determined that we would split all expenses/profit 50/50 with possible amendments based on additional risk an individual would have to take to secure financing.
