Now we’re considering a cash out refi of $140-160k, pay the rest of the downpayment on the new build out of pocket, and holding on to this NW Austin house given the insane appreciation of this neighborhood in particular (next to Domain, close to Apple campus, lots of outdated homes that are now being flipped).

A former partner of mine bought a livable, albeit outdated, 3 bed 1 bath 1,100 sq ft house in our hometown of Huntington, West Virginia for $4000.

Bases are now scrambling to keep occupancy up because the houses are poorly outdated and dealing with base housing is hardly easily.

Seeking advice.My mother is in a tough predicament and needs to sell her home ASAP.I am a licensed agent, so I will be listing it and know it will sell fast.The problem is it is extremely outdated and realistically she can probably get around $215K right now AS IS.My question, do I list and sell as is or do I take out a loan to make improvements (I.e , new kitchen , appliances, bathrooms, floorings ,Paint etc).

Our current educational system is mired in an outdated paradigm of classroom based courses and expensive degrees.

Rural areas can be attractive in that you buy land and build whatever you want (SFH, duplex, etc), just make sure there's internet available there...also, search on the forums for what to look for (industries, remote work friendly, near major highways, etc).Older homes/buildings (1920-1970), in my opinion, have issues that I personally don't want to deal with...old wiring, odd floorplans, outdated fixtures, crumbling foundations. 

Gone are the days of buying an outdated house, throwing in Facebook MP or Craigslist furniture and cashflowing $3,000 a month. 

Before moving into the property, I updated all of the fixtures that was outdated: ceiling fans, painted walls, light switch covers, outlet covers, added carpet to the basement, and updated the HVAC.
