I could be wrong but I thought I saw that Sacramento requires primary residence for the owner for STR.Do you live in Sacramento or nearby ?

I love that we have several ways we could go, but I’d hate to make the wrong decision.

Don't get me wrong, there are plenty of terrible landlords out there, but deciding that you are victim of life's circumstances certainly won't improve your situation. 

Does the TL get 20% even though:- technically I am not mentioned as being on any team in the brokerage system and the commitment letter has the wrong brokerage logo- I have not signed any other documents/team contracts as the TL never handed me any to sign but was supposed to- my COI/SOI leads have not signed any buyer's/seller's agreements with me but may next yearDo I have to do an exit interview (even though there was no mention of it at any time or in the commitment letter)?

For the bedrooms and bath, choose colors from the rug, and use them, you can't go wrong! 

It seems like there are additional obstacles to success for me since I'll have to do pretty much everything remotely, but an expression that I like, and I'm paraphrasing here, "If the path you're on seems easy, you're on the wrong path"Would love any and all advice, guidance, comments, warnings or whatever else you'd like to share.

What can go wrong?

My tenants are decent people and I let them know that I hate these kinds of conversations and if other people are complaining then clearly there is a pattern here that is wrong on their end. 

Of course, I could be absolutely wrong, I mean, who really KNOWS after all. :)
