It wont be as easy as b grade and things like unreimbursed utilities and tenant caused maintenance will take a bite out of profits but it is feasible and uou can make money and probably hit the 1% rule with a lower entry point. 

When rental demand dips they suffer with placing tenants or forced to play a game with who can charge the least in the area.  

Then some tenants you can bluff and will send you the rent and you credit towards your interest payments.. others wont they are afraid of being evicted. 

It is a shame that someone has to suffer, but the distress often creates really big opportunities.

In general, if you are realizing a gain that is less that your total basis, you wont owe any capital gains tax on that part.

We wont close until end of September so keeping my fingers crossed but wanted to share my experience.
