You are like many others who are getting started and unfortunately your generation is screwed because of the amount of spending is older generations have done and put the debt on you which also has led to record inflation.All you can do now is plan for the future and don’t force things but invest wisely when the time is right.

I think your caution of using a LOC for funding a down payment is wise. 

I have designed close to 40 STR's and also own a few myself, word to the wise stay away from IKEA furniture.

We don't have a PG for any of our DSCRs, and tax wise have it completely separate from personal.

I would caution you to pick your sponsor very wisely. 

This year is 85% done, and I've added about 12-15% of what I did in 2023 REI wise.
