I am the one still alive, and do not want to continue to be solely responsible for taxes and upkeep while heirs are located and hopefully property can be sold.

It is not easy to find good PM's but when you do they are worht their weight in gold and when you have a bad one you just want to sell the property instead of firing them.

Tell the tenant that his opinion carries zero weight, so he must submit proof from an ACCEPTABLE expert to support his alleged foundation issue.Until then, he will be held liable for the terms of his lease, to the fullest extent of the law.

Results are FAR more weighted on HOW and WHAT a person does then where they do it.

A quality operator is worth its weight in gold.

This Corp will get a fee for the management.That would be a way to convert some passive income to active income.As active income does not have the same tax advantages as passive income you need to carefully weight the benefits that you can gain from a Corp (Many more deductions available, retirement plan contribution) versus the additional cost and taxes.

A razor knife around it cutting the paint and some elbow grease usually get it moving, then address springs or weights on them plus some soap on side helps it slide.
