You may not be able to house hack a stock, but you do have opportunity costs overall that have to be weighted with the end results of both investments at the end of 10, 20, 30 years or whatever your goals are. 

Additionally with the structure being as tall as what you are constructing, the walls have to be built stronger than a standard two story construction would be, and that weight has to be transferred to a very solid foundation that costs more money to build.

You cannot carry the weight of your residents' issues on your shoulders.

Realtors exist for a reason and the good ones are worth their weight in gold] 

Once they've proven themselves, consider gradually increasing hours, offering incentives (i.e. bonuses) then lastly, increasing the hourly rate.** These are all rough #'s.

You have to weight different factors.

Raising the rents gradually to $1600 for 3B units and $1300 for 2B units seems reasonable, especially considering the significant gap between the current rents and the fair market rates in your area.

It's like only using weight to compare fitness levels.

These scores would vary based on the type of investor (flippers, buy and hold, etc) and different weights would be give to certain variables.
