We book a solid 100-125 nights during the ski season and only 25-50 nights the entire rest of the year (mostly weddings in July/August).If you are looking for a positive cash flow on this type of investment, run.

Anyway if you like the price you offered I'd wait 30 more days, and ask your realtor to check the status at the worst they tell you they haven't heard anything, but if it's going to be approved my guess it will be here very shortly so you don't have a whole lot longer to wait.BTW if your 90 days is Wed you can keep putting offers on other properties while you wait, if you find something you like and get an approved offer you back out of the short sale no problem because it is after the 90 day mark so you get your EMD back.

I feel your pain, I ran a conventional REIA but was kind of sick of the whole sales thing myself, even though that's how we made our operating budget. It takes a lot of work to find a venue willing to give you free space, that is located appropriately, and that is large enough.

Purely, due to the fact that the REO is now a liability. 90+ days plus should be a starting point.Private lenders, pre-foreclosures(use for identifying property, make reserve bid never know may get it, most auction properties go back to banks anyway) and auction liquidating brokerages(most effective when looking for multiple properties).Right now there's a huge inventory of REO's new one's hit the market everyday may be a venue worth for you to pursue
