Hey Kenneth - I've never used Zenbusiness but I do in North Dakota we go directly to the state website and open up a "Foreign LLC" whenever we're buying and doing business in other states with properties.

If you were able to increase the value of the property significantly after the rehab, then you could bring the deal to a community bank  to refinance and take the hard money lender out.You keep all the equity and don’t have to file a partnership return for your annual tax return, which can be costly.

Hey @Brett Baker, generally, any place with a great water view or directly on the water will bring more revenue.Of course profitability will all be based on purchase price and prevailing nightly rates in the area.If you find a cool 2/2 or 3/2 right on the water with a great view for 1.5m or a 2/2 or 3/2 house a block away for 600k, then I would look at the house over the condo.

Try pulling this crap in CA and see if the DRE has a problem with it.Interesting that COGO Capital references their CA DRE Brokers license on their website. 

If a seller wants to sell for future value they need to do what is necessary to bring the value up to that price. 

I don't mind setting things up on platforms like AirBNB and VBRO and even setting up my own website for direct bookings.
