Also, have you verified if you can lease a home to 8 unrelated individuals?

For a duplex, you'd likely need to double the estimate if the units are identical.

If a stranger looks you up to verify you’re real, can they find you?

Every single beach STR looks identical so just being different can make a huge difference in numbers.  

The lender may want a certified letter from the accountant to verify this fact.Best of luck!

When you have a VERIFIABLE record of success within specific property types - and typically specific geographical areas, you MAY be able to attract enough passive investment to begin syndicating smaller type deals.  

PRELIM LAND PLANNING- do a preliminary layout, please remember stream buffers, specimen trees, ANY jurisdictional waters (its a good idea to have you county water systems guy come walk your property with you to verify any jurisdictional water systems and what the required state and county buffers are for those systems).

I know a nearly identical investor in KC and he has the same issues.
