(This was a little unusual for me because even though I have gotten a couple of deal before from Craigslist, it's not very often so its not like I check it everyday) but, at any rate, I checked it and there was a posting that had just been put up maybe minutes before of a house for sale in a great area not far from me. 

@Aaron Carter, it's not unusual for new builds to be terrible candidates for investors, is it? 

This is very unusual and I'm checking with the support team right now.

You might want to consider staggering within a window, which is what we started doing after experiencing an unusual crush of 5 houses going vacant at the same time, with several people leaving to buy homes, a couple moving out of state and another moving on to a bigger house. 

It is not unusual for a property to have a 3 to 4% cap rate but 5-10 % appreciation per year.

You may think that it's paranoid, but as a real estate investor with an unusual name, you will have buyers and sellers and tenants google you, just to see if there are any hot buttons or red flags or whatever.
