I think you will find tenants are willing to work with a new landlord and will try to adapt to payment requests.

As of right now,  the City of Portland has not adapted to the new wave of AirBnb short term rentals. 

I worry because quite frankly our tenant pool isn't one that adapts super well to change, they aren't that technologically inclined (online / app = payments - lol - some of these folks are depositing cash into our bank accounts on the 5th) and I worry that this change will disrupt, cause move-outs, more fees, etc...Thanks in advance for your insight, heckles and advice.

It's a tough business, and sometimes they bring on more clients/units than they can handle so there are "growing pains" as they adapt their systems.There's an old saying, "a farmer's shadow is the best fertilizer" and I think it's true of property management.
