They can unintentionally hurt someone really bad if they get scared and start running. 

I've researched it some in 22 but it is a bit of a web and I'm no pro.There are ongoing compliance rules and procedures that would seem to require a PM that is well versed in the LIHTC process so as to keep one out unintentional compliance trouble.

And while I don't condone any kind of unethical/illegal landlording actions, fact is some times a person does the wrong thing unintentionally and learns via enforcement actions.

Your inexperience can lead to inadvertently causing someone to lose their home in foreclosure while being (unintentionally) misled by you into thinking they have a solid deal to sell when in reality all they have is someone trying to flip a contract for a higher price.  

I think I unintentionally gave folks the idea it was solely about us getting back our earnest money just because when we really just want to close.

I will assume this was unintentional. 

@Christina Savinar I totally agree that it's easy to unintentionally underestimate total rental ownership costs - just making an offer and going deep into due diligence opened my eyes to expenses I didn't initially consider.Thanks again for your input here.

The agent could unintentionally be paying the individual contractor too much upfront, which put leaves them with more to lose by finishing the job, then to gain.

I echo @Mikael Winkler's thoughts and unintentionally wanted to stay away from Section 8 housing.
