Too bad Hemlocks aren’t a better lumber because it seems like they stay really hard and the cores don’t seam to rot too bad but the splitting I hear is undesirable.

Also, are you looking in Little Rock and North Little Rock or the peripheral towns like Conway, Jacksonville, Sheridan, etc?

You just need to be weary of the peripheral things that may be tougher in a "Bad" location, such as finding a quality tenant, collecting rent, getting the property to appraise right for your refinancing.

My advice is to stay local, preferably within 5-10 miles from your house, and to avoid investing in Minneapolis for the time being due to recent ordinances - makes it undesirable to be a landlord.

They usually have some limitations on # of unrelated ppl, # ppl allowed per sq ftg of bedroom, etc. so you can maybe use some of these local ordinances in your favor to eliminate undesirables legally.

It sounds easy in theory - but when I tried to look at the least appreciated areas in the past 5-10 years, these are all very undesirable areas with unfavorable population/job trends. 

If they truly have a need to sell fast, the house needs work, or in a undesirable area they could be more willing.

And...if they continue to rent to undesirables get another management company.

Problem is you can quickly get into undesirable areas much quicker than you find in larger cities.

My question is: If your current market is undesirable to invest in, how do find the best market out of state?
