This flexibility is very important to me because it allows me to adjust my strategy to the market conditions and maximize the utility of the property.So why did I decide to jump into such a large undertaking given such little experience?

However, I want to preface this by saying this is definitely not a small undertaking in terms of cost or work involved, and will most definitely require permits and inspections with both your municipality and the power company.Specifically for the electric service, my recommendation is to upgrade to a 3-gang meter socket: one meter for each unit and then one for common area electric. 

If you're going to undertake this, I would highly recommend having an experienced attorney who has worked with the zoning department before, an experienced architect who is familiar with how Union City works, and, most crucially, a contractor who knows how to work with the building department.

I'm new to REI as well and the notion of houshacking/moving with a family (which was my situation) never seemed to be an option because of the huge under taking it would be.

One of the options I'm looking into is purchasing land and placing a modular home on it.I realize this is no small undertaking as there's a lot of prep needed even before construction begins, such as land/lot development, paperwork, foundation, and site preparation.

Jay Hinrichs is also a good resource, he posts and has podcasted on the subject many times.I am in year 5 and counting on the first phase of a 13 lot subdivision in Asheville NC, my first, and I would never undertake a project of this scale again.

However, I'm thinking of bringing in another developer, and I'm happy to split profits and losses, we would undertake this deal as a joint venture since this project is very essential to me and the developer's experience is invaluable.

Setting up a multi-million dollar syndication is a significant undertaking.
