It's not uncommon to see 1 set of machines for both upper and lower tenants, however the answer is likely predicated, in my opinion, on the rent tenants are paying and your expected ROI over the next few years.

Also, these days it’s not uncommon (in residential deals anyways) for commissions to be smaller if there is no buyers broker in the deal, making it more attractive to the seller if you have no broker of your own.
