We had a total of 7 showings over the weekend, and then got under contract Sunday afternoon for above list price.  

No, it would be a total loss.

For weeks/months/years it could be totally fine, without incident. 

AirDNA shows it on the rise in terms of annual revenue, occupancy rate, average daily rate and revpar, with about 3,000 total listings.

See if you can get a historical expenditure for this utility and take that yearly cost and divide it by the total SF of all units to get a per SF cost of gas for the building, then multiply by the SF of each unit for a monthly cost for each of the 4 units, themselves. 

The letter also states the total non-rent items currently owed by the tenant, such as accumulated late fees or repair charges.Also very important, the tenant states they have no unresolved issues with their current landlord, except as listed in a space provided, and they have no current plans to cancel their lease under the Service Members Civil Relief Act or for any other reason. 

@Chris SeveneyRight, Its basically impossible to know for sure the "extra" cost - unless we bring is some kind of engineer -  which is total overkill.
