Kill the mold, clean the tub and walls, sand lightly with 200 grit, apply two coats of STX Bonding Primer and two coats of Rust-Oleum Tub and Tile Refinishing.

Considering we have @Mark Fries as a resource on this thread, my two cents are not that useful, but from a DIY perspective, what's turned out to be a problem for me in my area is when roofers lay the thin three-tab 25-year GAF shingles over the much thicker original shingles and go cheap on sealing the GAF layer to the original, much thicker shingles.

@Heather Carbone1.80-2$ per s.f. to install the wood, and another 1.60-2$ to finish with sealer and two coats of finish.....there are variables involved that could increase costs (messed up subfloor, weaving into old existing somewhere, etc.)

I tell them if the oven isn't clean they can save themselves some money and time by going to the store and purchasing two cans of easy-off while they wait.If they coat the oven and racks with easy-off (no generics) and leave an empty and full can on the counter then I charge $30 for the oven clean otherwise it's $150 -- this is in my move-in condition report which is part of the lease.

@Monique Rene Coates if you're based out of Providence I regularly meet new investors for coffee at various locations around the city and would be happy to meet you sometime at a place which is convenient for you.I've met a number of folks from here on BP and the investor group Frank mentioned, and from what I can tell people seem to find it helpful or at least enjoyable :)(And I'll be happy to buy)

We will add some new trim and do a bit more painting and coat the roof upon moving out, and will have minimum cash in this deal.
