The lesson there is that everyone - be it a bank, your friends, your family, or whomever, are going to judge you on your experience first before they pull out their checkbooks / do your deal; and if you have no experience, I think you are going to have a hard time getting that size deal done as a first deal. 

Not at all.... the rent is based on the market rate, so if the units are all different...size/location/lay out/age etc etc... they would have different markets rates.

An time sensitive opportunity came across my table for a purchase of properties in a bundle.

Given the size of portfolio needed that presses a need for it to be mostly A class assets to mitigate operational weight, so it could push closer to $80m in acquisitions.

The current landlord for this property is kind and is more willing to pay for replacements on the home which I believe is mainly because she used to live in the home so I didn't really need to spend much for any problems that arrived other than minor things the home is over 150+ years old so it has its quirks.The tough part is that I am paying a bit more in rent for this home but it has a lot more potential than my other unit, it has a good-sized backyard which I'm debating on adding a hot tub or a fire place but seems like a fireplace may be better maintenance and cost wise.

I have great relationships with contractors and other trades to do rehabs, so nothing is off the table.

Not enough people to generate the demand to sell enough houses for that size property and not enough people for a factory or something to come to because they wouldn't be able to get enough employees from the surrounding areas.Is that a good hunting area?

If you compare ADU addition with any larger development effort , either in size of unit or number of units, the return is greater because building single small unit is the most expensive residential development.  

Of course, I can try and bring some value to the table (still working on it haha).I've tried Propstream and found that it's a decent tool to search for markets, but not as helpful when measuring ARV's.
