Everything would sell eventually, but I usually had to list it at 50%-60% of 'market value' (what it had been worth before the crash), which meant it was very important to buy it at a huge discount in the first place.Even when listing most vacant lots at a discount, the average time on the market was 6 - 9 months.

I always thought that the assumption of mortgage meant that they essentially replace me as the initial party paying off the mortgage and now they pay the monthly payments and have the title.

They likely do not have access to those easier sources of capital though because of their shady business history and practices.Good investors do not need your money or partnership. same s**t to syndicator as well, if they do lot of marketing, run away ..... chase syndicator that doesn't need new investor lol
