My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.

The main factor is will rents cover the debt liability and can you sustain 3-4 months of no income to cover the debt? 

Pretty much any regular bank / lender is going to require themselves to be in first position on all the properties... so I don't think a HELOC type solution is going to work across multiple properties with multiple lenders.  

The good news, there are usually solutions and options for you to explore. 

To protect our rights, we would definitely deliver a formal 5 day notice (Wisconsin Legal Blank), but at the same time indicate that we are looking to collaborate to find a solution.

I feel this gives me the flexibility to find the right solution for my client and not just sell what my bank offers.

Lot's of times these people are looking for any way out of the rat race and are desperate for a solution that seems easy to achieve and looks like it solves a problem.I was in my bank today talking to the branch manager.

My partner and I would still do it when the seller was made abundantly aware of the situation and it was the right solution for everyone involved.

So B2C is out, but perhaps B2B might be an option (e.g providing a streamlined solution for all of the major mortgage servicing companies for collection of payments.

So now I'm faced with the potential of loosing EVERYTHING job, house, car, wife...Finally I stopped focusing on what was wrong and focused on the solutions.
