It must be self sustaining, and repeatable.  

It still amazed me how few real estate brokers, residential and commercial, simply do not answer their phones or reply to emails/text messages in a timely manner, if at all.

I would invest in a market that will sustain STRs and is a tourism destination. 

To clarify, I am a supporter of forming LLC's but in a far simpler manner than how most propose and for different reasons.

Interior walls has to be intact right now, meaning now peeling, loose, flaking paint or like you said you can cover it up in appropriate manner.

However, I think it’s good you said your point of view because any perspective to try to do the right thing is a great thing, and all of us are stewards of REI at large and have a responsibility to present it in the most professional and ethical manner.

But it doesn't manner which site you use if you do not have solid policy, processes and procedures in place from the start.

A good broker can communicate between multiple lenders and often times has established relationships within the C-suite levels of multiple lenders that they can make calls on your behalf to "shake some trees" and get things processed not just in a timely manner, but in a manner that is on time based on what you are trying to do.Unfortunately it is not uncommon per se, but knowing where these hang-ups tend to happen and how to time everything based on lenders timelines and processes is where it can be helpful to have 'go to' lenders that you are familiar with, and they are familiar with you to help get things done.Good luck though, happy to help where/if I can.
