Makes me a little suspicious..

Hi all,Often when trying to come up with ARV (retail value) on a property, I come across sold comps that look suspiciously low- & I'd like a way to determine whether or not they were cash sales.  

This tenant is difficult to work with plus the owner doesn't want the tenant to move or loose the income because they are suspicious.

We give business cards to nearby neighbors and ask them to call if they see anything suspicious.

@David Kosiorek , it could be simply that the other offer was received and accepted before you put yours in.The fact that your agent seems to be blowing you off makes me a little suspicious, though.

In all seriousness though I'd be suspicious of what she's trying to hide and why she's so paranoid about letting people in.

As I've now owned the property for over a year, I was starting to get suspicious as to why there is still nothing owing.I called the tax office and they said a third party paid the taxes.

Always remember if they see competence in the person and the presentation with verifiable information your request will almost certainly be met with positive results.If a person comes to me three times before talking money to me i promise that i will become suspicious of them.

And, they become more suspicious if you don't call them right away.
