GC’s who have been around a long time are guys you can count on to build long term relationships with, they’re generally not the cheapest but they’ll get your projects done with the least amount of surprises/headaches.

Their customer support is terrible and some of their software, but they have about 8x the site traffic in general than Airbnb and VRBO combined, surprisingly.  

Not only is their cashflow estimate fake, but it's unsellable with the surprise cap ex or tax increase.

All my peers and clients who previously bought tax sale properties moved away from the strategy a number of years ago so I don't have any recent experiences to go off of,  but wouldn't be surprised if the lead time is longer this time of year due to the holidays. 

Additionally, you may just want to ask your tenant to be mindful of the other residents by using some form of air freshener or scented candles etc. you would be surprised what a conversation can do, maybe you'll get a more favorable result.Best Chris

These big-ticket items will still need replacement eventually, and having a reserve fund helps avoid financial surprises.

If the change has occurred and buyers are now doing this, surprised not discussed more  You as the buyer is paying for the agents commission one way or another , either by a higher sales price , or by cutting a check to your agent . 

But Columbus tends to be an easier market to manage with fewer surprises, especially if you're not local to the area.
