This market is also appreciating with people moving from the coastal states out here, there's a reason Phoenix always ranks in the top 5 best places to invest year over year. 

Secondary Markets Are ThrivingOmaha and San Antonio are two examples of secondary markets where the cost of entry is still reasonable.

For those that do invest in real estate using this, what are your reasons? 

One of the reasons I joined BP this month is to participate in a weekly connect just like this, as I know how powerful they can be. 

I did out live the one I exchanged and one reason why I did an exchange.  

I agree that I need someone with experience, that is one of the main reasons I joined the forum.

I have sold some properties years ago on lease options where the tenant buyers actually exercise their right and purchased the property. ( I was in the deed.)The reason I am concerned to tie another person’s property up  with the lease option is that people can change their mind, as in the seller.  

The second reason is that there's no appreciation value.

They were quick and very reasonable compared to other carriers.

I tell ya those things grow legs every 2 years for some reason.
