When a builder builds a new house that meets my requirements, in my price range, I move out of my duplex and into that new house.

The ground floor has gas hookups for a gas oven and that floor has its own gas range/oven and kitchen which is also controlled by a ground floor sub-panel also with access to the backyard and to a lower cellar area where they have their own washer dryer and storage area.   

I might add, your entering range to reap cap-x expenditures so this cash-flow is soon to be significantly depleted/off-set via those expenses. 

Yes, mainly looking in the $30k-$100k range (I know anything under $65k is a bigger project).

So if affordability is the goal looking at wider range is something I would suggest. 

I provide the appliances that are part of the real estate -- range, dishwasher and built-in microwave -- and those that are personal property -- refrigerator, washer and dryer.
